Velux Roof The main benefit with this type of conversion is that your additional room is created within your existing loft space. This type of conversion tends not to require Planning Permission. Their are various options when it comes to velux windows, for great ideas simply click on the velux window web-link at the foot of the page you’ll find their “project tools” page very usefull.
Front or Side Dormer Conversion Uses the smaller dormer or domers, and are usually constructed to tie in with your existing construction in-keeping with your property, so to match existing dormers. Best results are made if the dormers are of a similar size and the overall property looks in proportion and if possible, also symetrical.
Rear Dormer Conversion Is a very usefull conversion if you are looking for maximum space, it basically creates a flat roof dormer which has a vertical wall to the rear face of your existing roof profile. This creates a substantial amount of volume by providing extra floor space and a useable height for the majority of that floor area. It is often possible to construct a rear dormer without gaining planning permission. Use the link at the bottom of this page for further detail on your planning permission requirements.
Hip to Gable Conversion involves changing your hipped roof property, to a flat vertical wall at the end of your property, this is known as the gable end. This option is also good in creating a much bigger loft volume of space, and is often used in creating space for the fixed staircase into the attic area, then one of the above options is also used to give your attic the most efficient use of space.
Is the front of your property looking tired, Has it seen better days, is it crying out for a face lift ? We’ve all seen the traditional “block paving” look, and to be honest even though, when done properly, can look neat and tidy, it is now somewhat dated. There are some great new products on the market, from cobbles to river stone paving, an example of which is shown here. Our customer wanted a neat and tidy drive, with parking facility for two cars, but not the same old block paving. This particular river stone is called blackwater and looks brilliant in both wet and dry conditions. We are sure they will be the envy of their neighbourhood. Popular options of Rosewood, Mahogany and Golden Oak are joined by strong contemporary and traditional colours such as Chartwell Green, Brilliant Blue and Claret Red.

Garage & Basement The benefit with both these conversions is that the main structure is already in situ, hence no actual building costs. The tanking of a basement will be the most expensive part . The main concern with basements is light , windows and head height. It maybe possible in some cases to excavate the ground more extensively on the side which slopes away. Allowing light and independent access, via a lowered patio level. Garage conversions consists of removing the door and frame, bricking up the apperture and adding a window, then improving thermal properties if required, as garages are never built to the same standard as the rest of the house.
Single Storey Extensions Are the most popular , due to the reduced cost of one storey, however this can be false economy, and stretching your finanaces to a two storey may safe you money in the long run. That said if you are only after a single storey which fits in best with the aesphetics of your existing premises, there are some great ideas out there, from the rear extension dream kitchen, the side off shot office or the front extension giving you that wonderfull larger dining room & entrance hall.
The two storey extension Which is sometimes combined with a loft conversion, provides a substantial increase to your existing living space. Two storeys extensions are a large extension to your home so needs to be kept in line with the original style of your home, and needs to be in size ratio to the size of your house, and if possible with symetry, to bring true value to your property. There is no doubt that if done well, this type of build will add significant value to your property, and possibly double your living areas.
Conservatory, Garden Lounge or Orangerie If you are only after a single storey extension because it fits in best with the aesphetics of your existing premises, due to low roof lines etc. There are some great ideas out there, from sun houses or garden lounges, with a slate roof, to an orangerie with a flat roof, with a built in roof lantern, which gives a totally different type of extension. If you require additional space which is useable all year round, we would suggest going for a solid insulated roof, which will provide a warmer room but unlike your traditional conservatory less accoustically annoying when it rains.
